The standard deposit (caution) is 3 months' rent, paid upfront before moving in. This is held by the landlord and returned at the end of the lease, subject to the condition of the property.
Typically you will need: a valid passport or ID, proof of income or financial means (bank statements, employment contract), a reference from a current or previous landlord, and proof of current address.
It varies. Some landlords include building charges (charges de copropriete) in the rent. Electricity, water, internet, and personal insurance are usually the tenant's responsibility. Always clarify what's included before signing.
Most leases include an early termination clause requiring 1-3 months' notice. There may be a penalty. Check your specific lease terms. In some cases, you can negotiate a diplomatic clause for relocation.
Not always, but some landlords may request a guarantor (caution solidaire), especially if you are new to Monaco or self-employed. Alternatively, paying several months upfront can substitute.
Yes. Monaco does not levy income tax on individuals, which means landlords retain 100% of their rental income. This is one reason the rental market remains active and well-supplied.
Yes. A valid rental contract is one of the required documents for a Monaco residency application. The property must meet minimum size requirements, and you will also need to open a Monaco bank account and demonstrate financial means.
