New IMSEE figures show Monaco's property market surging, with Larvotto hitting an all-time district high driven by the Mareterra and Bay House developments.
Larvotto has become Monaco's most expensive district by square metre, with average prices reaching €71,167 per square metre according to the latest statistics published by the IMSEE, the Principality's official statistics institute. The figures represent a record for any Monaco neighbourhood and reflect a market that has moved sharply upward over the past reporting period.
Two major developments are credited with pulling the Larvotto average to this level: Mareterra, the land-reclamation project that has added a new coastal quarter to the east of the Principality, and Bay House, the high-specification residential tower that has attracted significant buyer interest since its launch. Both schemes have transacted at price points well above the district's previous benchmarks, lifting the overall average considerably.
For owners and investors already holding Larvotto property, the IMSEE data confirms substantial capital appreciation. For buyers still looking at the district, the figures set a clear new baseline. The wider Monaco market also shows sustained activity, suggesting these are not outlier transactions but part of a broader upward trend across the Principality's residential stock.
