About Rotondes

Rotondes is a residential building located at 48 Boulevard du Jardin Exotique in Monaco’s Jardin Exotique district. Completed in 1940 from plans filed in 1939, the building was developed by J.B. Pastor & Fils and designed by architects Kevork Arsenian and Jean Notari. It forms part of the relatively limited collection of inter-war and early modernist residential buildings that remain recognisable within Monaco following the extensive redevelopment of the Principality during the second half of the twentieth century.

The residence rises across approximately nine floors on the western hillside above La Condamine and Port Hercule. Architecturally, Rotondes is strongly associated with the Streamline Moderne and ocean-liner design influences that shaped sections of Riviera architecture during the late 1930s and early 1940s. The façade incorporates cylindrical glazed rotundas, continuous horizontal balcony lines and circular porthole-style windows, all characteristic elements of the maritime-inspired architectural language popular during the period.

The curved corner sections from which the building takes its name are among its most recognisable architectural features. These rounded glazed forms wrap around the façade and create interior spaces with wider viewing angles and increased natural light exposure compared with more conventional apartment layouts. The maritime references embedded within the design reflect the influence of ocean-liner aesthetics on Mediterranean residential architecture during the inter-war years, particularly in coastal cities and Riviera developments closely connected to maritime culture.

Rotondes occupies a visible position on Boulevard du Jardin Exotique, one of Monaco’s principal hillside roads linking the upper western districts with La Condamine, Fontvieille and the harbour areas below. Due to the building’s elevated location, many apartments benefit from open aspects across Port Hercule, Monaco-Ville and sections of the Mediterranean coastline. The hillside geography surrounding the district also creates stronger natural light exposure and broader outlooks than are often found within Monaco’s denser lower streets.

The surrounding Jardin Exotique district combines residential towers, earlier apartment buildings, hillside roads, green spaces and local commerce across Monaco’s western slopes. Nearby landmarks include the Exotic Garden sector, Princess Antoinette Park and the Musée d’Anthropologie Préhistorique. Compared with the commercial concentration surrounding Monte-Carlo and Casino Square, the district maintains a more residential atmosphere throughout much of the year.

Apartments within Rotondes are associated with layouts typical of mid-century Riviera residential construction, including larger room proportions, integrated balconies and curved window sections following the original façade design. Property listings connected to the building regularly reference natural light, terraces and preserved architectural detailing associated with the original 1940 construction period. Many apartments have been modernised internally over time while retaining aspects of the original layout structure and exterior architectural character.

The building has undergone façade restoration work in recent years aimed at preserving the original exterior composition and decorative detailing. This restoration has helped maintain the visibility of the building’s curved forms, balcony structure and maritime-inspired design features within the contemporary Monaco streetscape.

Despite its historical architectural character, Rotondes remains fully integrated into Monaco’s transport and infrastructure network. Road access, pedestrian routes, public lifts and escalators connect the district efficiently with Monaco train station, Port Hercule, La Condamine and Monte-Carlo. The nearby French border and western entrance routes into Monaco are also accessible from this side of the Principality.

The elevated western hillside surrounding Boulevard du Jardin Exotique has a noticeably different urban character from Monaco’s harbour-front districts. Streets are generally quieter, building spacing is more open in places and the terrain creates a stronger visual relationship between the residential areas and the coastline below.

Rotondes forms part of Monaco’s remaining collection of inter-war and early modernist residential architecture, combining Streamline Moderne design influences with an elevated hillside setting within the Jardin Exotique district.
