Rotondes is a residential building located at 48 Boulevard du Jardin Exotique in Monaco’s Jardin Exotique district. Completed in 1940 from plans filed in 1939, the building was developed by J.B. Pastor & Fils and designed by architects Kevork Arsenian and Jean Notari. It forms part of the relatively limited collection of inter-war and early modernist residential buildings that remain recognisable within Monaco following the extensive redevelopment of the Principality during the second half of the twentieth century.

The residence rises across approximately nine floors on the western hillside above La Condamine and Port Hercule. Architecturally, Rotondes is strongly associated with the Streamline Moderne and ocean-liner design influences that shaped sections of Riviera architecture during the late 1930s and early 1940s. The façade incorporates cylindrical glazed rotundas, continuous horizontal balcony lines and circular porthole-style windows, all characteristic elements of the maritime-inspired architectural language popular during the period.

The curved corner sections from which the building takes its name are among its most recognisable architectural features. These rounded glazed forms wrap around the façade and create interior spaces with wider viewing angles and increased natural light exposure compared with more conventional apartment layouts. The maritime references embedded within the design reflect the influence of ocean-liner aesthetics on Mediterranean residential architecture during the inter-war years, particularly in coastal cities and Riviera developments closely connected to maritime culture.
