View districtHow much is a Monaco sea view worth?
An unrestricted Mediterranean view typically adds 15-30% to the price per square metre compared with an equivalent apartment on a lower floor or facing the hillside. On exceptional buildings and top-floor residences the premium can double: sea-view penthouses in Le Renzo and Tour Od\u00E9on have transacted at levels that would be unthinkable one building back from the front.
The reason is structural. Monaco\u2019s coastline is finite, the Principality cannot build further out except by reclamation, and reclamation projects of the Mareterra scale happen once a generation. Sea-view supply is effectively capped.
