1. Acceptance of Terms

By accessing or using monacoviews.com (the "Platform"), you agree to be bound by these Terms of Service. If you do not agree, please do not use the Platform. These terms apply to all users, including buyers, sellers, registered account holders and visitors.

2. Platform Purpose

The Platform is a property search and listing service for Monaco real estate. It enables property owners to list properties directly and enables buyers and renters to search, enquire about and save properties. MonacoViews acts as an introducer between buyers and sellers; it is not a party to any property transaction.

3. Registration and Accounts

To list a property or save buyer preferences, you must create an account. You are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account. You must provide accurate and truthful information when registering. We reserve the right to suspend or terminate accounts that violate these terms.

4. Listing Your Property

When you list a property on the Platform, you confirm that:

• You are the owner or are duly authorised to list the property.
• All information you provide is accurate, complete and not misleading.
• The listing price and any stated rental amount are genuine.
• You have the right to reproduce and publish all images and documents uploaded.

Listings are subject to review before publication. We reserve the right to decline or remove any listing that does not meet our quality standards or that we reasonably believe contains inaccurate information.

5. Platform Fee

A platform fee of 1–2% of the agreed sale or first year's rental value is payable by the seller or landlord on successful completion of a transaction introduced through the Platform. The exact fee percentage will be confirmed in a separate fee agreement prior to listing.

No fee is payable unless a transaction is completed. The fee is not payable on transactions that do not proceed to completion.

6. AI Features

The Platform includes an AI-powered chat assistant and AI-assisted search features. These features are provided for informational purposes only. They do not constitute legal, financial, tax or investment advice. You should seek independent professional advice before making any property investment decision.

AI-generated responses may be inaccurate or incomplete. We do not guarantee the accuracy, completeness or fitness for purpose of any AI-generated content.

7. Property Data

Property data on the Platform, including prices, sizes and availability, is indicative only and should be independently verified before relying on it. We make no representations as to the accuracy or currency of this data.

8. Limitation of Liability

To the fullest extent permitted by applicable law, MonacoViews shall not be liable for any direct, indirect, incidental, special or consequential loss or damage arising from your use of the Platform, reliance on property data, or any transaction entered into as a result of an introduction made through the Platform. Our total liability shall not exceed the platform fee paid in connection with the relevant transaction.

9. Intellectual Property

All Platform content, design, software and trademarks are the property of MonacoViews or its licensors. You may not reproduce, distribute or create derivative works from Platform content without our prior written consent. Property listings you submit remain your intellectual property; by submitting them, you grant us a licence to display them on the Platform.

10. Privacy

Your use of the Platform is also governed by our Privacy Policy, which is incorporated into these Terms by reference.

11. Changes to Terms

We may update these Terms from time to time. Continued use of the Platform after the publication of revised Terms constitutes acceptance of the updated Terms. We will notify registered users of material changes by email.

12. Governing Law

These Terms are governed by and construed in accordance with Monaco law. Any dispute arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of the Principality of Monaco.
